created 13 Parcels from the one
The Zoning Use Designation at the County is now : C- Common Element - Commercial

This was not a rezoning . It was done by Declaration using the
the " Uniform Planned Community Act", found here :

I was told the document had just the owners signature ( Dreck
Properties ) and his attorney's signature - (Marshall Granor)
It is unclear at this time if they are REQUIRED to file
anything with the Township when they do this . The Township
needs to know for enforcement purposes what the zoning is - so I
can't imagine they would no

One neighbor happened to see the County Records and
noticed that instead of one parcel there were 13 . No
neighbors had been notified of any changes - even if they
are directly contiguous, Commissioner DiPlacido knew
nothing about it - and a month and a half later still had no
answers.
Here is how a single property ended up looking like this
on the County records:
Some language in the
" Uniform Planned Community Act" that gives us to know
that conversion would be possible for the units created by
"declaration under the Uniform Planned Community Act. Before any
rezoning - using the old zoning which was R4 residential but
included a non-conforming use for the business and greenhouses,
they would have to "fix any non-conformities" before developing
further. I am concerned that if these parcels are already
divided - and then a "mixed residential " zoning overly is
bestowed upon them, that they could then convert their 13 units
inthe manner allowed under the Uniform Planned Community Act. Have
not had time to read through the whole Uniform Planned
Community Act yet - help is needed .

the property. So it is in the grey area slated to be
"revisioned" for residential uses --
without the knowledge or input of the residents who OWN the
property and want their zoning laws upheld. ( note :The 1/2 mile
grey circles in march became 1/4 mi solid blue line circles ) .
