How many cars exactly do they expect if 400
guests are accommodated ? ( does the deck adds
additional capacity - what is the total? ) The preliminary
plans called for using the Church Parking Lot for the dining
hall. 1 space for every 3 seats was allowed and they used 209
seats for the calculation. That apparently did not count
any deck or patio seating. And without tables, the
seating doubles inside ( 448) . Is the occupancy rate calculated
based on all these possibilities ?
On the current plan, the drive lane in to the dining hall has
been increased to 14 feet in width, the overflow parking area
has been plotted on the plan, the existing fire hydrant has been
plotted as required ( Still to learn - what route provides the
closest access to it? ) and the landscaping has been
relocated to allow for better screening as requested. The
applicant has not increased to size of the driveway out to Fox
Chase Road. This apparently was not a requirement
(?) of
preliminary plan approval - it was never added as a condition--
but perhaps it should have been, as it appears they may not yet be in
conformance with code. That is something still to understand .
(a request
for a separate egress to Fox Chase Road was made near the West
side of the parking lot) the Township could be the only ones who
could insist on that from a standpoint of traffic safety issues
as the Church seemed reluctant to comply because of the added
cost.
Was the parking requirement waived? Is it to code?
Notes from an earlier meeting indicate the applicant would review the request
for the 2nd driveway and address it
at the time of final approval. That is not an adequate
time frame for residents to have input. They should be entitled
to see those resolutions in advance.
